Commercial Property Manager

  • Manage a commercial portfolio of ± 40 buildings
  • Liaison with landlords and tenants
  • Strategic planning on additional income streams
  • Vacancy analysis & letting / marketing
  • Reducing vacancies by advertising vacant premises, meeting with potential tenants and concluding leases with tenants
  • Compiling and finalising all lease agreements, addendums, cancellation agreements etc.
  • Weekly meetings with Senior Portfolio Manager, PAFM, lease administrator, debtors administrator and relevant departments including DR’s and FM
  • Manage finances of all commercial buildings as per landlord requirements
  • Supplying of weekly, monthly, 3 monthly and annual reports to the landlord
  • Analysing the building inspections, liaise with the landlord and action any maintenance or other instructions as required by die landlord
  • Ensuring compliance with all acts and by laws by every tenant and landlord and record keeping of all OHS compliance documentation / certificates
  • Handling of complaints and queries of Tenant and landlords as well as necessary correspondence between tenant and landlord or tenant and agent
  • Ensuring that FICA documents are updated and kept on file
  • Maintaining all master documentation and schedules
  • Management of rent rolls, cash flows, invoices, retentions, leases and vacancies
  • Training for assistants and admin staff
  • Assisting, and stand in for, Senior Portfolio Manager when required
  • Ensuring continuous flow of operations
  • Any other duties and requirements as needed within your capability

  • MRI/MDA experience will be advantageous

  • Qualification: Tertiary property related qualification and or minimum of 5 years property / portfolio management experience


Annual CTC between R 240 000 – R 264 000.
